On Tuesday, BDA officials held a press conference to introduce the public to the new rules, and what they revealed could be a game-changer for homeowners and small business owners alike.

What’s Changing and Who Benefits?

BDA Vice Chairman Dr. A. Manikandan explained the key highlight: residential plots up to 100 square meters and commercial plots up to 30 square meters can now be developed without prior map approval.
All it takes is a simple online registration for just ₹1.
That’s right. No more standing in long lines, no more red tape. Just register, and you’re good to go.

Construction Goes Digital and Transparent

The entire construction approval process has now been made fully digital, ensuring both transparency and convenience.

This is expected to benefit not just individual homeowners, but also builders and real estate investors working within BDA’s jurisdiction.
Licensed architects will now be able to upload building plans online for:

• Residential plots up to 500 square meters
• Commercial plots up to 200 square meters

Once the applicable fee is paid and if the plan meets all guidelines, it will be considered automatically approved. This is a major step away from the old system, where approvals were slow, paperwork-heavy, and often confusing.

Fewer Rules, But Stricter Enforcement

While the rules are now easier to follow, the BDA made it clear that compliance is non-negotiable.
